Paid for Real Estate Legal Advice, Had to Educate the Attorney Instead I hired Met Lane for a one-hour consultation regarding dual agency conflicts in my Georgia real estate transaction. Unfortunately, the consultation was completely unproductive and actually made my situation worse. The specific issues: - I paid $350 for legal advice on dual agency conflicts in my brokerage agreement - Instead of receiving guidance, I spent the entire hour explaining to Mr. Lane why dual agency creates conflicts of interest - He admitted he had “not considered” these issues before - Rather than providing written advice or strategy, he simply called my listing agent (whom he had recommended) and asked him to drop the dual agency - The agent immediately canceled my listing, leaving me with no MLS exposure and lost time What I expected: Professional analysis of my agreement, written recommendations, and a strategy to strengthen my negotiating position as a seller. What I received: An expensive education session where I taught the attorney about real estate law, followed by a phone call that destroyed my listing. The consultation produced zero deliverables - no written analysis, no revised contract language, no legal strategy. My position went from having an imperfect listing to having no listing at all. I successfully disputed this charge with my credit card company after providing documentation. The merchant was unable to provide evidence of services actually rendered. I cannot recommend this firm for real estate matters requiring specialized knowledge.
Met was very detailed, polite, and professional. He also is very knowledgeable and took the time out of the day to help me with my issue. I would highly recommend him for representation and will use them in the Future!
The BEST attorney office in Carol County. They are always willing to help you understand when you have questions and great people to work with. 10/10 highly recommend.

Georgia Probate Timeline: What to Expect

Every probate case is unique, but most follow a similar sequence under Georgia law. Here’s a step-by-step breakdown of the probate process we help clients navigate at Met Lane Law:

1. Filing the Petition

The process begins when the executor or a family member files a petition with the probate court in the county where the deceased lived. If there’s a valid will, it’s submitted for validation. If there’s no will, the estate proceeds under intestate succession laws.

2. Notifying Heirs and Creditors

Georgia law requires proper notice to be given to all potential heirs, beneficiaries, and creditors. This may involve formal letters or public notice in a local newspaper.

3. Appointing an Executor or Administrator

If not already named in the will, the court appoints someone to oversee the estate. This person is legally responsible for managing the assets, paying debts, and ensuring the estate is handled properly.

4. Inventorying the Estate

The executor must identify, value, and document all of the deceased’s assets, including real estate, bank accounts, investments, and personal property. This inventory may be submitted to the court for approval.

5. Paying Debts and Taxes

Before any distribution, the estate must settle all outstanding debts, including:

  • Credit card balances

  • Final utility bills

  • Funeral expenses

  • Georgia and federal estate taxes (if applicable)

We assist clients in properly prioritizing and validating all claims.

6. Distributing Remaining Assets

Once debts are paid and the court gives approval, remaining assets are distributed to heirs and beneficiaries in accordance with the will—or Georgia’s intestate laws if no will exists.

7. Closing the Estate

After final distributions, the executor files a petition to close the estate. The court reviews the process, and once approved, issues a discharge order formally ending probate.
